I, James M. Evans, Jr., a Realtor/Broker of over 37 years in
this area, will provide for a Buyer customer or client, the
following information and services, to wit:
1. Detailed maps of the Middle Peninsula/Northern Neck
Counties (additional counties
if desired).
2. County profiles of all the Counties desired, which provide
information such as
tax structure, County Government, business/commercial/industrial facilities, etc.
3. On line access to complete information on any school in these County systems.
4. Average climate data as provided by the National Climatic Data Center,
Ashville,
North Carolina.
5. Any other specific information if available.
6. Detailed data on any real property offering that I deem meets your
criteria, or any
property you specifically request.
7. On any property of special interest I will personally visit the location
and develop
any additional information you request, to include,
but not limited to, photographs of
the exterior and grounds, and the interior if possible.
8. On any property that you are seriously considering I will provide a
Comparative
Market Analysis to establish a fair market value.
In addition, I will do a thorough
inspection/investigation
(not a substitute for an accredited Home Inspection) of the
property to determine any known or obvious defects and any conditions or
elements of the surrounding area that might effect your decision.
9. Upon selection of a specific property prepare the Offer to Purchase
with advice and
guidance on terms and contingencies, etc.
10. Present your Offer to Purchase in a prompt manner to the
Seller's Agent and
negotiate on your behalf with the Seller's Agent,
and/or the Seller (if possible). I
can not communicate directly with the Seller without the Seller's Agent's permission.
